It was interesting to hear, just recently, a prominent member of the Real Estate Institute speak about how the volume of sales is expected to drop due to the colder months. This may traditionally be the case in suburban Adelaide but it prompted me to revisit the sales history within the corridors of our own office and area. The result was that there is no blindingly obvious time of year where sales were higher in number than others. In fact it shows that cooler months are slightly more productive.
It is not difficult to work out why. Unlike suburban properties, where there is minimal variance in how they look during opposing seasons, hills properties are more attractive when paddocks are green and dams are full, as opposed to summer where dry, brown soil and empty dams don’t usually appeal. Therefore, there are more properties on the market in the hills in winter, which creates more buyer interest and, in turn, more sales.
Think about this for a minute. Imagine a retail store, a supermarket or any shop, if they had no stock, no buyers would go there. It is no different in real estate – plenty of good properties attracts plenty of buyers. We have listed a number of new properties yet to be released. The influx of new buyers this will create, in addition to our registered buyers in waiting collected by our 3 offices, may pose an insightful question to you. Would a great buyer for your property at this time of year suit you?
