We are on the door step of Spring and the signs are evidenced: the wattles are just about done, the almond blossoms are next and the early ground swell of Spring buyers has commenced. So much so, that I want to give the best tip I can to sellers, that is, ‘Get in Early’.
Understandably we all want our properties looking their best when they go on the market and Spring is visually ideal but just like the wave of buyers, there is a wave of sellers. Just in the last week or so we have sold properties for top prices that never got onto the market. Why?, a huge pool of buyers and not much out there to buy.
Over the next few months properties for sale will pop up like mushrooms and the more there are, the more choice for buyers. Supply Vs demand can have a big say in the end result. Try selling any product that is readily available and price (the lowering of it) becomes your main competitive advantage. Utilise the scarcity to maximise your sale price.
Your situation however is uniquely your own and in all likelihood your property will be different from others. Understanding your position and property enables us to act in a way that rewards you in the best possible way.
