When is the right time to sell?

It is one of the most commonly asked questions we receive. When asked this question by a seller, the expected answer is related to a particular time of the year and yes, that certainly may be important, but other factors are more important.

Let’s look at the 3 considering factors of when to sell:-

*     Time of Year

Isn’t it beautiful when the blossoms are out, the birds are singing and we all feel a bit warm and fuzzier after the cold of winter? Visually, properties look their best this time of the year but, unless you have incredibly elaborate gardens, then this is the least important factor. The market does not go on holidays over winter, nor slow up over summer, it is always there, everyday!

*     Market Conditions

If prices are falling, then waiting until spring won’t help the final sale price. Look back at when the Global Financial Crisis hit –  property prices were higher in the cold of winter in 2009 than they were in spring 2011. Do some homework on what the market is doing in your area and remember, prices are heavily influenced by supply and demand. For example, in spring when every other seller who comes on the market thinking their property all of a sudden is worth more, will only create choice for buyers and could influence prices downward.

*     When It Suits You

By far the most important consideration of all. Sell when your circumstances warrant a sale. Most of the sales that happen next year will be made by sellers who, today, have no plans of selling. Getting the very best out of the market when it suits your situation in life is the right time to sell. You sell when your life becomes better as a result of doing so. If the weather is perfect and the market strong, then that’s fantastic – but don’t put your life on hold waiting for the perfect time. The perfect time is when you start living the life you want to be living, where you want to be living.
